Locals rarely say "the Sunshine Coast" and mean one place. The north (Noosa, Peregian, Coolum) is lifestyle-led and priced accordingly. The centre (Maroochydore, Buderim, Mooloolaba) is where work, schools and the new CBD sit. The south (Kawana, Caloundra, Aura) is newer, more affordable and closest to Brisbane.
Pick the band first, then the suburb. It saves months of scattered inspections.
Work and commuting
Maroochydore's new city centre, the Sunshine Coast University Hospital precinct at Birtinya and the airport at Marcoola are the three big employment nodes. Most cross-Coast trips are 15-40 minutes outside school peaks.
Brisbane is commutable but not casually - 1 hour 15 from Caloundra, close to 2 hours from Noosa. If you plan to commute weekly, live south.
Housing and price expectations
Expect a market that has re-rated significantly since 2020, with limited coastal land supply and steady interstate migration. Beachside and elevated view homes carry the largest premiums; inland-of-highway suburbs offer the best value per square metre.
Stock quality varies widely. Many beachside homes are original 1970s-80s builds where renovation costs, not purchase price, decide whether the deal works.
Schools, weather and the practical stuff
State school catchments are strict and drawn by address. Independent and Catholic schools have waitlists that often need 12-24 months of lead time.
Summers are humid with afternoon storms; winters are dry and mild. Check flood, storm-tide and bushfire overlays for any address you shortlist - they are public and easy to read once you know to look.
