There is no single best suburb. Buderim is the strongest all-round family choice, Noosa and Sunshine Beach lead on beach lifestyle, Peregian Springs and Kawana suit families wanting newer homes, Caloundra offers the best value and Brisbane access, and the hinterland suits buyers wanting land.
Buderim, Peregian Springs, Kawana and Birtinya, and Caloundra's newer estates are the most consistently chosen family suburbs, mainly for school access, newer housing and short drives to employment precincts.
Established Caloundra pockets, Golden Beach, Currimundi and inland-of-highway suburbs such as parts of Nambour and west Maroochydore offer the most accessible entry points while keeping beaches and services close.
Caloundra and the southern suburbs including Baringa and Aura, at roughly 1 hour 15 to Brisbane CBD by car, with rail access via the Caboolture-Nambour line.
Noosa offers the strongest lifestyle and amenity at the Coast's highest prices and heaviest holiday traffic. Caloundra is more affordable, more everyday-family in feel, and much closer to Brisbane.
